When writing an enforceable contract, be careful – residential real estate contract – tip #3.
Whether you are a real estate agent or a buyer or seller, you need to watch out for this — when changes are made to the original offer, do not just make a new page of where the change
took place and insert it into the contract as though it were there all the time. NO, NO, No –
This is NOT a good idea. Just today, I looked over a contract that this was going to be done –a couple of weeks ago, I had the same situation — NO, NO, NO
1- it does not match the remainder of pages — it looks different, because it is different. If later, one party wants to use that as an excuse to get out of the contract, it will make it more difficult for the other party to save the contract.
2-if other changes on the contract are initialed and dated and this was not — ??????? why?
3 – you are opening up the door for problems –
My favorite saying — “Nothing is a problem until it is a problem”
